The true cda meaning in real estate stands for Cash Disbursement Agreement (or Cash Disbursement Authorization). This is a formal document generated by your broker that directs the title company to pay your commission directly to you at the closing table, completely bypassing traditional brokerage accounting delays.


How a Cash Disbursement Authorization Works

By law, all real estate commissions are paid to the broker, not the agent. In a traditional brokerage setting, the title company sends the full commission check to the broker’s corporate headquarters. The accounting department manually processes the file, takes out their percentage splits or junk fees, and issues a check to the agent days or weeks later.

Utilizing a broker-approved CDA changes this workflow. When your broker signs a digital CDA form prior to closing, they legally authorize the escrow officer to split the incoming funds immediately. Title hands you your exact commission cut at the table, and sends only the flat broker fee back to the office.

Here is an actual CDA which I, Eric, signed. As you can see, it was 100% Commission to the agent minus the $100 transaction fee.

It’s pretty straight forward but here is the breakdown.

  • Date – Current date when this is initially filled out.
  • Property Address – Address of the subject property.
  • Purchase Price – Complete purchase price regardless is you are the listing agent of the buyer’s agent. This needs to be the actual price not just the priced that is going to be financed.
  • Total Commission – All of the Commission that is being given to Lion Drive Realty.
  • Agent – The amount the agent will get and a place for them to write out how or where to send the funds.
  • Broker – Same as the agent details but the broker details.
  • Signatures – Both are required but the CDA should be sent to the broker AFTER the agent fills it out and signs it.
