Appraised Value vs’ Market Value
Definition: Appraised Value (aka Tax Value)
Appraised value is a property’s TAX value that is estimated annually by the Harris County Appraisal District (HCAD).
Definition: Market Value
Market value is a property’s value based on what it would sell for in the open market.
You want the Appraised Value to be as low as possible and the Market Value as high as possible.
How to Protest your Property Taxes
Every year HCAD will send you a letter in the mail that tells you the new appraised value of your home. You will get one of these letters for every home you own from the county appraisal district though this email is mainly about protesting property taxes in Harris County.
Step 1:
Go to hcad.org/ifile to get started and click on HCAD ELECTRONIC FILING AND NOTICE SYSTEM. This will open a new tab where you can get started.
Step 2:
Either setup a new account or login to your account. You will need your Account number and your iFile number which are found in the letter you received from HCAD.
Step 3:
Once you are in you will see a screen like this where you will see your account number, the iFile number, and your property address. Make sure to select the current year from the drop down and click on iFile a Protest.
Step 4:
Here you should see all your details.

Do you currently have any tax exemptions?
Step 6:
You can either do the protest via the mail or you can do it electronically. Chances are that if you are doing all this online you will want to select Yes and do it all electronically. Also, put in what you think the property should be worth taxwise.
Step 7:
Most of the time check the box about the value being over-market. This covers a broad range of items.
Step 8:
You will need to put in your reasons why your property tax value should be lowered. Below you can see a sample reason. The more you can put here the better.
Step 9:
You can do a Zoom call with a Full Panel, which is usually 3 people, or a Single Member Panel. Usually, I put the single member.
Step 10:
You can have the hearing in-person or via Zoom. I always prefer Zoom.
Step 11:
Choose if you want texts about any notifications.

Choose if you want email notifications.

How do you want the reminder for the actual hearing?

Review all your info.
Step 15:
Hit complete and you are done! You made it. Not that complicated.
