Sponsoring a Real Estate Team
Summary
Moving an entire real estate team to a new brokerage requires a clear understanding of TREC Rule 535.2 regarding Broker Responsibility and Designated Supervision. At Lion Drive Realty, we specialize in sponsoring complete teams, allowing Team Leaders to focus on growth while we manage the mandatory TREC Team Name Registration. By becoming a Designated Supervisor, you retain leadership of your brand and operations while benefiting from our 100% commission platform and expert regulatory oversight.
4 Steps to Sponsoring Your Team in Texas
This factual checklist outlines the mandatory TREC process for any agent looking to become a Team Leader (Designated Supervisor) at Lion Drive Realty and have their entire group sponsored.
- Select and Verify Your Team Name.
Your name must end with “Team” or “Group” and cannot include “Brokerage,” “Company,” or “Associates.” Verify compliance with TREC Rule 535.154. - Submit for Brokerage Review.
Send your desired team name and any internal Team Member Agreements to Lion Drive Realty for Broker review and signature. - Register Name with TREC.
Lion Drive Realty will officially submit the approved name for registration through the TREC Relationship Management Tool. The team name must be approved before you use it in advertising. - Activate Agent Sponsorships.
Once the name is registered, you, as the **Designated Supervisor**, will receive written delegation from the Broker, authorizing you to lead and sponsor your entire group.
Part 1: The Team
Before starting or moving your team, make sure you follow the TREC requirements (rule 535.154).
- Team Name Registration: Lion Drive Realty must register your team name with TREC before it can be used in any marketing.
- Mandatory Suffix: All team names must end in “Team” or “Group.”
- Compliance Check: Team names cannot include “Brokerage,” “Company,” or “Associates,” as these imply an independent brokerage.
Part 2: The Team Leader (aka Designated Supervisor)
As the leader of a sponsored team, your role is elevated in the eyes of the state.
- Delegated Authority: TREC requires any license holder who leads or manages a team to be a Designated Supervisor.
- Required Education: Per TREC requirements, Designated Supervisors must complete the 6-hour Broker Responsibility Course during every renewal cycle.
- LLC Recommendation: Maximize your team’s business efficiency and provide a legal shield, we strongly recommend establishing an LLC.
- Team Templates: We provide Sample Team Agreements here to help you formalize the relationship with your team members.
Part 3: Bring Your Entire Team to Lion Drive
We make the transition of an entire team seamless. Our goal is to empower you to grow your business, not ours.
- Direct Sponsorship: We provide the “Invite” via the TREC Relationship Management Tool for every member of your team simultaneously.
- Brand Continuity: We handle the paperwork to register your existing “Team” or “Group” name under our brokerage so your marketing doesn’t skip a beat.
- Volume-Based Growth: Because we don’t take a split of your team’s hard-earned commissions, your scalability is limited only by your own drive.
